How We’re Putting AI to Work at Dacy Business Park

At Dacy, we’re putting AI to work on a few practical jobs: checking our gates, watching water use and keeping track of insurance renewals.

These are small parts of running a business park, but they affect the people who work here and the costs we share. Here’s what we’re doing, what we’ve caught along the way, and where we still handle the follow-up ourselves.

Keeping an eye on our gates

Our two entry gates operate on a schedule. AI reviews images from our security cameras to check whether they’re actually open or closed. That gives us visual confirmation to go along with the scheduling software.

Watching our water usage

AI monitors our water-meter readings and flags unusual usage that could indicate a leak.

Recently, it spotted a big spike. We investigated and discovered that construction work was drawing from the park’s domestic water supply instead of the construction meter. Water is a shared expense included in NNN, so catching something like that matters to everyone.

Having the information is helpful. Getting an alert that prompts us to investigate is where it really pays off.

Staying ahead of insurance renewals

AI helps us review certificates of insurance and flags approaching policy expirations. We currently send the reminders ourselves. Our next step is to have AI send those reminders and log the renewals.

Keeping our business owners informed

AI helps us draft our monthly newsletters and assemble them in our email software. We review everything before it goes out, keeping owners informed while saving time on putting each newsletter together.

Seeing the whole park in one place

We used AI to build a dashboard showing occupancy, gate status, water usage, insurance renewal dates, and revenue versus expenses. It gives us a daily view of what needs attention and helps us manage the operating costs shared by our tenants and owners.

A little more time for the work itself

Dacy is home to hands-on businesses that build, install, repair, make, and deliver things people need.

Electricians, plumbers, HVAC installers, embroiderers, distributors, coffee truck outfitters, fitness professionals, car detailers, automotive film and performance installers, and machinists all call Dacy home.

The work these businesses do takes skill, experience and time. AI may help with some of the work around it: estimates, scheduling, customer follow-ups, marketing and paperwork. That can leave more time for customers and the job at hand.

For our own projects, Codex from OpenAI helped us build custom software, including the management dashboard. We’ve also started experimenting with Grok Bot for recurring tasks, such as a morning roundup of Kyle and Buda news and events.

Our suggestion: start with one task you repeat every week. Let AI help, check its work, and build from there.
