Moving a shop into a flex warehouse suite is smoother when you treat it like a job site punch list instead of a last-minute scramble. Whether you are an electrician, plumber, HVAC tech, specialty auto shop, maker, or small distributor, the same categories decide whether day one feels organized or chaotic: roll-up access, power, parking, and A/C—plus the office basics customers notice.

Use this checklist before you sign or schedule movers. Features vary by building generation at Dacy Business Park (3300 Dacy Lane, Kyle, TX), so confirm every item on the specific suite. Do not assume park-wide specs.

1. Roll-up door and vehicle path

• Measure your tallest van, box truck, or car-on-lift need against the door opening
• Walk the approach: turning radius, apron depth, and whether a trailer blocks the neighbor
• Plan indoor staging so the door path stays clear for emergency exits and daily pull-ins
• Ask how the door is operated on that suite and what maintenance expectations are

A flex suite is built around truck and van entry. If your largest vehicle only fits on a perfect angle, fix that on paper before move-in day.

2. Power and equipment loads

List every tool that draws serious power: compressors, welders, CNC, paint or detail equipment, commercial sewing, charging stations, and IT. Then confirm what the suite actually provides. Electrical service is not identical across every building—verify amperage, panel location, and any three-phase needs with the suite in front of you and your electrician if required.

Also map outlets and lighting. LED warehouse lighting is a common park-style feature, but task lighting over benches is still your responsibility to plan.

3. Parking for crews and customers

• Count morning crew trucks, not just “enough spaces on the brochure”
• Reserve a clean spot for customers if they visit the office
• Decide where trailers and overflow vehicles go without blocking the roll-up
• Check gated-park entry timing for early departures and late returns

Parking fights create neighbor issues fast. Solve them before the first Monday.

4. A/C, office comfort, and the shop climate

Texas summers punish shops that ignore cooling. Confirm what A/C covers the office versus the open warehouse on your suite. Capacities and layouts vary—ask suite by suite. Finished office suites typically include a private bathroom (commode and sink) and a prefabricated modular office you can reconfigure as staffing changes.

If you run a detail bay, embroidery floor, or any process that hates humidity and heat, test assumptions during the tour, not after you hang signage.

5. Layout, storage, and growth room

• Sketch office, parts, and open shop zones on the actual floor plate
• Common sizes to compare: about 1,200 / 1,650 / 3,300 SF; combine suites toward ~12,000 SF later
• Typical bays on many buildings are about 30 by 55 feet—bring a tape measure anyway
• Note clear height: some buildings are taller (~21–24 ft) and mezzanine-ready; others are not

Leave a path to expand into a neighboring suite instead of outgrowing the park in year two.

6. Paperwork and timing before the trucks arrive

• Decide lease, purchase, or lease-to-own (ask for current details—do not guess terms)
• Confirm insurance and any move-in requirements with your own advisors
• Schedule utilities, internet, and alarm/IT in advance
