Dacy Business Park Update: Preparing for Grand Opening with a Focus on Storm Water Drainage

As Dacy Business Park in Kyle, Texas approaches its grand opening, we’re excited to share the latest updates on our industrial condo project. Our flex warehouses and contractor garages are on track for completion, with units starting at $299,998. With robust stormwater drainage and extensive progress in infrastructure, Dacy Business Park is designed to support businesses for the long term.

Why Storm Water Drainage Matters in Texas

Stormwater drainage is essential in Texas, where heavy rainfalls can cause flash flooding and water pooling. For commercial properties, like the industrial warehouses and flex spaces at Dacy Business Park, it’s especially important to manage stormwater effectively to prevent foundation damage and maintain structural integrity. Unlike some developments that rely on surface drainage, which can be inadequate for large properties, Dacy Business Park uses an underground stormwater system to ensure efficient water flow.

A High-Quality Underground Drainage System

Our stormwater system includes pipes as large as 36 inches in diameter (as shown in the attached video), designed to transport water away from the property efficiently. This prevents water from pooling around the buildings and reduces the risk of erosion and foundation shifts. Each contractor garage and industrial suite benefits from this robust infrastructure, which protects the property’s long-term value.

Some developers cut corners, opting for surface drainage that doesn't adequately manage water flow. This can lead to water pooling and eventual foundation issues—a costly problem that every property owner wants to avoid. At Dacy Business Park, we’ve invested in a superior drainage system to keep your investment secure and your property intact.

Benefits of Corrugated Drain Pipes Over Cement Pipes

For the stormwater system at Dacy Business Park, we chose corrugated drain pipes over traditional cement pipes. Corrugated pipes offer several advantages, including flexibility, resistance to cracking under shifting soil, and easier installation. These durable pipes are ideal for Texas soil conditions, where clay content can cause expansion and contraction, making cement pipes more prone to breakage. Corrugated pipes, however, adapt better to ground movement, ensuring reliable performance in the years to come.

Additional Progress Updates at Dacy Business Park

We’re pleased to share that Dacy Business Park is making great strides as we near our anticipated opening on January 1st. Here’s what’s happening:

  • Primary Power Lines: Our primary lines have been tested and approved by PEC (Pedernales Electric Cooperative), ensuring safe, reliable electricity for each unit.
  • Transformer Installation: PEC will install transformers within the next two weeks, adding another essential layer of power infrastructure to the park.
  • Backfilling and Storm Water Installation: The stormwater pipes are being installed and backfilled, as shown in our video. This step ensures the site is prepared for water flow management while preserving the foundation of each building.
  • Transformer Pads: Transformer pads have been fully installed, preparing the site for electrical completion.
  • Building Progress: Building 2 is 99% complete, while Buildings 10 and 6 await roof installation. Recent wind delays have set us back slightly, but we’re still on schedule for the January opening.
